Listing photos vs. video: do you need both?

Photos and video do different jobs for a listing. What each one is for, when photos alone are enough, and when video earns its place.

Every listing needs photos. Not every listing needs video. The two do different jobs, and knowing which job you need done is how you decide.

What photos do

Photos are the listing. They are what appears in search results on every listing site, what buyers scroll through first, and what decides whether a listing gets a second look. They need to be consistent, level, well lit and true to size, and they need to cover every room a buyer will ask about.

Photos are also scannable. A buyer can jump straight to the kitchen or the backyard, compare rooms, and come back later. That makes them the right tool for the detail of a home.

What video does

Video shows what photos can't: how the rooms connect, how the light moves through the house, what it feels like to walk in the front door. It turns a set of separate rooms into one home.

It also does something for you, not just the house. A vertical video with you on camera, walking buyers through the home, goes out on Instagram and Facebook to people who weren't searching for a house that day, and shows sellers in your area how you market a listing. That second audience is easy to underrate.

When photos alone are enough

  • A straightforward home in a hot market that will sell on its photos and price.
  • A small condo or apartment where a walkthrough wouldn't show much the photos don't.
  • A listing on a tight timeline where the photos have to go live tomorrow.

When video earns its place

  • Homes with flow or a layout worth seeing, where how the rooms connect is part of the appeal.
  • Higher-value listings, where buyers expect more and sellers notice what you deliver.
  • Listings you want to be seen on social, which is where vertical video travels and photos mostly don't.
  • Building your own name. Every listing video is also marketing for your next listing appointment.

Book them together

If you're doing both, do them in one visit. The setup and the walkthrough are shared, the photos and video match because they were shot in the same light on the same day, and the home only has to be ready once.

Every one of our packages includes photography and a video, and you can add either to an order on its own on the booking page.
